Booking terms of Ruka-Ko Oy:

Following terms apply to all international reservations. Client accepts these terms upon confirming the reservation. The terms of domestic may vary. Ruka-Ko reserves the right to alterations.

Reservation and payment

Ruka-Ko will send a confirmation with driving instructions and contact information together with the invoice. Deposit (30 % of the total) must be paid within 10 days after confirming the reservation. Rest of the payment must be paid 28 days before the beginning of the reservation. If the reservation is made when there is less than 28 days to the beginning of the reservation all payment must be done at one time. (Credit card payment fee + 15 eur )

Cancellation

All cancellations must be done in writing. Leaving the invoice unpaid will not be considered as a cancellation. Cancellation takes effect when the information arrives to Ruka-Ko Oy. Office fee 10 euro + cancellation fee 44 euro will be charged in all cases. If the cancellation is made less than 35 but more than 28 days prior to the beginning of the reservation, office fee 10 euro + deposit 30 % will be withheld. If the cancellation is made less than 28 days of the beginning of the reservation total rent will be charged.

In case of serious illness, accident or death of the client or his/her near relatives cancellation fee 44 euro + office fee 10 euro will be withheld, all other payments will be returned. In such case doctor's certificate is required. If the client changes the reservation to another cottage/apartment or to another time period, this will be considered as a cancellation and a new reservation.

Ruka-Ko`s right to cancel or change a reservation
Ruka-Ko can cancel the reservation without notice if the reservation is not paid by the due date. In force majeure cases Ruka-Ko can cancel the reservation. In this case all payments will be refunded to the client.

Check-in, check-out and keys
The check-in time is at 4 p.m. on arrival day and check-out time at 12 a.m. on departure day. The client should contact the Ruka-Ko (3-5 days before arrival) and agree about the keys and inform the time of arrival if arriving is later than Ruka-Ko office is open ( open times from Ruka-Ko web pages). If the key will be lost during the rental period, expenses of changing the locks will be charged from the client.

Bed linen and cleaning of the cottage/apartment during and after the reservation are not included in the rental price if not otherwise agreed. Please notice also that end cleaning will be added to the reservation (60 -> 150 euros, depending on cottage size). All cottages/apartments are non smoking. Pets are not allowed in all cottages/apartments. Taking pets to the cottages/apartments must be agreed when making the reservation with Ruka-Ko.

The rent includes the use of the cottage/apartment and all facilities. Fire wood is also included if not otherwise informed. Bed linen (sheets and towels) and cleaning can be booked for an additional fee. The cottage may only be occupied as many persons as there are beds.

Damage and complaints
Complaints regarding the cottage/apartment must be addressed to the caretaker or Ruka-Ko right after they are noticed. All complaints after the rental period must be addressed to Ruka-Ko in written. Client is obliged to cover all damages caused to the cottage/apartment during the rental period.

Ruka-Ko Oy will not be liable for any damage or inconvenience incurred by the client in the event of an unpredictable and insurmountable obstacle (force majeure) or some other comparable reason, such as a natural phenomenon, power failure, etc., that was not caused by Ruka-Ko Oy and that Ruka-Ko Oy could not with all due reason foresee. Neither is Ruka-Ko Oy responsible for any damage or inconvenience caused by regular natural phenomena.

Ruka-ko reverses the right to change a prices.
